Position Overview.
The Senior Facility Manager at Confidential is responsible for the end-to-end operational management of mixed-use real estate developments, including residential, commercial, hospitality, and lifestyle assets. The role ensures that all facilities are maintained to the highest standards consistent with Confidential's premium brand positioning, delivering exceptional experiences to residents, tenants, and guests.
Key Responsibilities
.1 Facilities Operations & Maintenance
* Oversee day-to-day operations of all facilities across Confidential's developments, including residential towers, retail, leisure, and hospitality assets.
* Develop and implement Planned Preventive Maintenance (PPM) schedules for all MEP systems, civil structures, and shared amenities.
* Manage reactive maintenance workflows, ensuring timely resolution and minimal disruption to occupants.
* Conduct regular property inspections, audits, and condition assessments to proactively identify issues.
* Ensure all critical systems (HVAC, fire protection, elevators, power, water) are fully operational and compliant.
.2 Contractor & Vendor Management
* Source, procure, and manage third-party service providers, including MEP contractors, cleaning, security, and landscaping vendors.
* Negotiate service-level agreements (SLAs) and enforce KPIs with all facility management contractors.
* Review contractor performance regularly and initiate corrective actions where required.
* Coordinate warranty claims and defect rectification with construction and development teams.
.3 Budget & Financial Management
* Prepare and manage the annual facility operations and capital expenditure (CAPEX) budget.
* Track expenditures against approved budgets and provide variance analysis to senior management.
* Identify cost-saving initiatives and operational efficiencies without compromising service quality.
* Support service charge management and reconciliation for owners and tenants.
4. Health, Safety & Compliance
- Ensure full compliance with HSE standards, emergency procedures, and risk management frameworks.
- Lead safety audits, emergency drills, and incident reporting.
- Maintain documentation for regulatory authorities and certification bodies.
5. Customer & Stakeholder Management
- Serve as the primary point of contact for residents, tenants, and corporate stakeholders.
- Handle escalated complaints, service requests, and community‑related matters with professionalism and efficiency.
- Support leasing, property management, and development teams with technical expertise.
Required Qualifications & Experience
- Bachelor’s degree in mechanical engineering, Electrical Engineering, Civil Engineering, or related field (Master’s degree is a plus).
- 8 to 10 years of experience in Facilities Management, with at least 5 years in a senior or managerial role handling large-scale, mixed-use developments.
- Strong technical understanding of MEP systems, civil maintenance, safety regulations, and FM best practices.
- Proven experience managing multiple vendors, SLAs, and large OPEX/CAPEX budgets.
- Solid background in community management, tenant relations, and customer service.
- Experience working with FM software, CAFM systems, BMS platforms, and digital maintenance tools.
- Strong analytical, organizational, and project management skills.
- Excellent communication skills in English (Arabic is a plus).
