About the Role
The Quantity Surveyor is responsible for managing all commercial and contractual aspects of construction projects, including quantity measurement, cost control, payment certifications, variation evaluations, and contract administration. The role ensures that project costs are effectively managed while maintaining compliance with contractual requirements, project specifications, and Dar Al Omran's quality standards.
Responsibilities
Quantity Surveying & Cost Management
- Prepare, review, and verify Bills of Quantities (BOQs) for construction projects.
- Measure and value completed works in accordance with contract documents.
- Verify quantities executed on site and certify contractors' monthly payment applications.
- Monitor project costs and ensure expenditures remain within approved budgets.
- Prepare cost estimates, cost reports, and cash flow forecasts.
- Evaluate material quantities and monitor project consumption.
Contract Administration
- Administer contracts in accordance with contract conditions (FIDIC experience is preferred).
- Review contractual correspondence and ensure compliance with contractual obligations.
- Evaluate and assess variations, claims, and extension of time requests.
- Prepare recommendations regarding contractual and commercial matters.
- Assist in resolving contractual disputes and commercial issues.
Site Coordination
- Coordinate with Resident Engineers, Project Managers, contractors, and consultants regarding quantity-related matters.
- Conduct regular site visits to verify work progress and completed quantities.
- Attend project progress meetings and commercial meetings.
- Support project teams in resolving commercial and contractual issues.
Cost Control & Reporting
- Prepare monthly cost reports and project commercial status reports.
- Monitor project budgets and identify potential cost overruns.
- Analyze project costs and recommend cost-saving opportunities.
- Maintain accurate records of quantities, variations, claims, and payment certificates.
- Prepare final account statements upon project completion.
Documentation
- Review shop drawings, specifications, and contract documents for quantity verification.
- Maintain complete commercial documentation and project records.
- Ensure all commercial reports and payment certificates are submitted accurately and on time.
- Support the preparation of tender documentation and commercial evaluations when required.
Quality & Compliance
- Ensure all quantity surveying activities comply with project specifications, contractual requirements, company procedures, and applicable regulations.
- Maintain confidentiality of commercial information.
- Ensure accuracy and transparency in all cost and quantity assessments.
Additional Responsibilities
- Perform any other duties assigned by the Resident Engineer, Project Manager, or Department Manager.
Qualifications
- Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.
- Membership in the Jordan Engineers Association (for engineering graduates).
- Professional certification such as MRICS, AIQS, or equivalent is considered an advantage.
- FIDIC training or certification is preferred.
Required Skills
- Minimum 7 years of experience in Quantity Surveying, Cost Management, or Contract Administration within engineering consultancy or construction projects.
- Proven experience in building, infrastructure, hospitality, commercial, or mixed-use developments.
- Strong experience in preparing BOQs, payment certificates, variation orders, claims, and final accounts.
- Experience working under FIDIC contracts is highly preferred.
- Previous experience on projects in Aqaba is considered an advantage.
